What We Are
Equity Partners International, Incorporated is a family office. For more than 19 years it has invested the family's own capital and the capital of the trusts it serves, from offices in Annapolis and Chevy Chase, Maryland, and Rancho Mission Viejo, California.
That is a different business from an investment firm with a shingle out. We are not raising a fund, we do not have clients, and we are not looking for anyone to bring us money to manage. Nearly everything on this site exists to be useful to one of four readers: our family, the trustees of our trusts, the advisors who hold a portion of our assets, and the companies and property owners we do business with.
How the Divisions Fit Together
There is one balance sheet and four divisions drawing on it. Private equity leads: as those companies grow and positions are eventually harvested, the proceeds are redeployed — into the next company, into the liquid portfolio, into income-producing real estate, into the covered call strategy. Capital recycles inside the firm instead of being returned to outside investors and raised again.
Each division has a distinct job in that cycle, and each has its own answer to the question of whether it takes money from outside.
Private Equity Division
Puts capital directly into first- and second-stage private companies that already have revenue, and takes oversight of their cash as a condition of investing.
Open to companies. Closed to outside investors.
Investment Management Division
Manages the liquid portfolio — about half in-house, about half with outside advisors — and measures every relationship against the same public benchmarks.

Investment Real Estate Division
Owns income-producing property in a defined set of markets, and writes mortgages against property types the firm knows well.
Closed. Borrows from banks and lenders.
Covered Call Strategy Division
Runs a covered call ETF income strategy for firm capital, for trusts where the firm is trustee, and in the team's own accounts.

How We Work
- Our own money is in it. Every division invests firm and family capital. There is no arrangement in which we are paid to take a risk we are not taking ourselves.
- No fund clock. Family office capital has no vintage year and no wind-down date, so a position can be held for as long as it is compounding.
- Decisions do not travel. Without outside investors to consult, we can commit to a company or a property on our own timetable.
- The same yardstick for everyone. In-house results and outside advisors' results are measured over the same period against the same public benchmarks.
